Three conditions that decide your document set

One, entity type — corporation, branch or sole proprietorship need different documents. Two, premises — owned or leased; leased means you need the landlord's cooperation, see filing on a leased address. Three, industry — food, retail and services each carry their own clearances.

• Entity: SEC/DTI registration, BIR Certificate of Registration, see the order relative to company registration.
• Premises: lease or title, plus a Lessor's Consent.
• Industry: sanitary permit, fire safety certificate, environmental clearance, depending on the business.

A common gap: no Lessor's Consent
