Answer a structural question before you view anything: do the showroom and the workshop belong on the same parcel. Combining them closes the loop on handover, servicing and insurance assessment in one place, which improves both customer experience and labour efficiency. The cost is that you now need a parcel that is simultaneously visible and enterable, and prominent sites on arterial roads are usually shallow strips with narrow frontage, which is exactly the shape a workshop cannot use. Splitting them lets each take what it needs, with the showroom in a retail catchment and the workshop on an outlying parcel with industrial character, at the cost of towing and shuttling and of customers having to travel between two addresses. Most new entrants overestimate how necessary combining is, and underestimate how fussy it makes the land search.

What decides whether a workshop bay works is not floor area but clear height, floor loading and column spacing. All three are properties of the building, and discovering after signing that they fall short leaves you with surrender or downgrade as the only options.
Measure clear height to the lowest obstruction, not to the slab. Once a vehicle is on a lift there must still be room above it for a technician to stand and work, and what actually steals that room is rarely the structural beam. It is sprinkler pipework, cable tray, lighting, air-conditioning ductwork and the roller-shutter coil box. Take a laser measure, walk the bay line you intend to use, take readings at intervals and keep the lowest one, then deduct the extraction ducting you will add later. Measure door openings separately: the true clear height of a roller shutter fully raised is often noticeably less than the marked opening, and high-roof vans and pickups fail precisely there.
Floor loading decides whether lifts can be installed at all, and whether upper levels are usable. A lift concentrates the whole vehicle load onto a few anchor points, which is a different problem from a uniformly distributed floor load, and it normally requires a cast slab with reinforced foundations at the anchor positions. Ask the landlord for structural drawings and the slab specification. Where an older building cannot produce drawings, treat the requirement as unmet rather than gambling on it. The column grid decides bay layout and whether vehicles can even turn in. A column landing between two bays looks harmless on a drawing and then prevents doors from opening or lift arms from swinging. A column at a corner can stop a car reaching the innermost bay at all. The verification method is crude and effective: drive a vehicle of your main model through the site along your planned route, stop at each proposed bay, open all four doors, and chalk the lift arm swing on the floor.
Inspect the slab itself. Oil penetrates unsealed floors, which is both a safety issue and a make-good liability at the end of the term, and cracking or settlement marks point to problems in the base or the fill. Refinishing and regulated waste: a veto on the parcel, not a phase two addition
Whether you intend to do panel and paint work is the dividing line in automotive siting. A spray booth is a fixed installation with controlled emissions, fire compartmentation, abatement, dedicated power and extraction. It is not a partitioned room with acoustic foam. Treating it as a later addition usually means it never gets added.
First establish whether the parcel tolerates a process with emissions. In a dense residential area, inside a mixed commercial building, or in a podium with dwellings above, refinishing is effectively closed off — not because approval is unobtainable in theory, but because complaints will compress your operating hours until the line is uneconomic. Work in this order: check the zone, then walk a full block in every direction and note what is actually operating, then find someone already doing similar work nearby and ask whether they have been complained about.
On waste, settle three things while you are still viewing. First, is there a compliant holding point on this parcel for used oil, filters, paint sludge, paint-contaminated water, batteries and tyres — it needs an impermeable floor, cover from rain, a lock, signage, separation from customer and stock areas, and no route for rainwater to wash through it. Second, where does drainage actually discharge: workshop floor washdown and vehicle wash water must not enter the stormwater line, and needs interception and settlement before an authorised discharge point, which almost always means retrofitting in an older building. Third, can a licensed collection vehicle physically reach that holding point — basement height limits, weight restrictions on inner streets and one-way systems turn "someone collects it" into "nobody will come".

Vehicle circulation and area: kerb cuts, transporter access, stock parking and the test-drive route
Automotive sites are not discussed in floor area but in how vehicles enter, turn, park and leave. A parcel with adequate area and a single narrow opening may deliver half the throughput the drawing suggests.
Start with the kerb cut. Whether a vehicular access can be opened on the street frontage at all, how many are allowed, and whose consent is needed is a question many operators discover only after signing. Then look at the road itself: a central median turns your entrance into one-direction-only access, a left-turn prohibition on an arterial sends opposing traffic on a long detour, and a one-way street running the wrong way puts half your catchment out of reach. Separate entry and exit where possible, or handovers, test drives, tow-ins and parts deliveries will lock each other at the gate.
Whether a car transporter can enter is the item most often missed. Transporters are longer and lower than container trucks, so a steep ramp grounds them and an inadequate turning radius traps them at the corner of an inner street. Do not measure this — arrange a live entry. Ask the carrier to bring an empty transporter through your planned route, record the whole run on video, and the pinch points become obvious. Use the same run to confirm a tow truck can deliver an accident vehicle to the workshop door without transferring it midway.
Calculate stock parking yourself rather than copying a figure. Take one vehicle of your main model, measure on the candidate site how much space it genuinely consumes including the manoeuvre in and out, then multiply by the units you intend to hold and your turnover factor. Then divide the site into four zones that must not interfere with each other: staff vehicles, customer vehicles, vehicles awaiting repair and vehicles awaiting handover. The handover zone needs shade, shelter and a clean background, because handover photographs are this trade's natural marketing material and an exposed sun-baked bay wastes it.
Drive the test route while you are still viewing. From the gate you need to reach, within the time a customer will tolerate, a stretch that includes acceleration, cornering, speed humps and rough surface, and the return leg must not collide with peak traffic. Finally, water. Vehicles are your most expensive inventory, and a flooded stock yard means write-offs rather than discounts. Zoning and the brand standard: two gates other people control
What these two have in common is that effort does not open them. The rules are already written. Obtain the current version of each, then filter land against it; reversing the order wastes the search.
Check zoning before you negotiate. Vehicle repair is normally classified as an activity with impact on its surroundings, so purely residential zones are closed and general commercial zones may also be closed, with restrictions tightening the nearer you get to dwellings. Three details trip people up: opposite sides of the same street can fall in different zones; the registered address of a parcel may not match where you think it is; and a neighbour already operating proves nothing, since they may be a legacy use or may simply be unpermitted. Take the specific address and lot reference to the local planning office, obtain the answer in writing, and negotiate the lease on that basis with a clause allowing withdrawal without penalty if the zoning check fails. The brand principal's premises standard is the second gate. Authorised sales and authorised service normally come with a comprehensive specification for the site: façade and signage treatment, display positions and their clear height, reception and handover configuration, number of service bays and the equipment schedule, parts store location and size, training and rest space, and sometimes customer parking counts and specific requirements for the site's appearance. These are issued as controlled documents and are revised as model ranges and corporate identity change. So the sequence must be: obtain the current standard, filter candidate sites against it, then negotiate the lease — never sign first and apply for appointment afterwards, only to find the premises cannot be brought into line.
An independent aftersales operation carries none of this and enjoys far more freedom in siting, but loses the stable channel to genuine parts and technical information. Recruitment radius, the surrounding trade cluster, and seven recurring traps
Technicians will not commute a long way for a job. Your site location determines the calibre of people you can hire and whether they are still there in three months.
Draw the recruitment radius first. Put the candidate site at the centre and map which public transport routes reach it, when the last service runs, whether interchanges are needed and whether the route fails in heavy rain. If you run shifts or extended hours, ask whether staff can get home at closing time, or you will end up funding transport allowances or accommodation. Then look at the surrounding cluster. Valeting, upholstery, glass, tyres, auto-electrics and towing are functions you may not perform in house. Sitting inside a cluster gives fast subcontracting and same-day access to a missing part, at the cost of competitors nearby, technicians being poached and customers comparing prices easily. Sitting away from a cluster reverses both: staff are more stable, but every subcontracted job becomes a half-day round trip. There is no right answer, only a decision you should make consciously at site stage.
Trap one: signing the lease and then checking zoning. Reverse that order and the deposit is usually gone.
Trap two: measuring slab height instead of the lowest obstruction. Sprinklers and ductwork set the real limit.
Trap three: treating refinishing as a phase two addition. It decides the parcel, not the fit-out.
Trap four: never testing transporter and tow truck access. Everything fits on a drawing; real vehicles frequently do not.
